Pet Policy

Only service and assistance animals as defined by the Fair Housing Act are allowed. 

The only pets allowed are service and assistance animals as defined by the Fair Housing Act, and we will not charge additional rent or security deposit for such animals.  However, please note, that tenants are still responsible for any damages resulting from, related to or caused by their service and assistance animals.  

Size and weight limitations are not applied to properly verified and approved service and assistance animals.

SMOKE-FREE COMMUNITY

Our community is all about healthy-living. Every lease agreement that is signed comes with a rule to absolutely no smoking of any kind anywhere on the property, so you rest assured that you will enjoy the freshest air. 

PARKING AND GATE ACCESS

Villa Bel Air offers gated underground parking for your convenience and safety.

We also have 14 EV charging stations for residents with electric vehicles. Please ask leasing office for details. 

Each person who is 18 years of age or older and listed as a resident on the lease will be given a gate remote at no cost to use during his or her residency.

TRANSPORTATION

Villa Bel Air is conveniently located right off the Sunset Boulevard Exit of the I-405. Ride Share services through Uber and Lyft is readily available, as well as off-street electric scooters. UCLA, The Getty, Beverly Hills and the Sunset Strip are all just a short distance away.

Villa Bel Air is master designed with a central courtyard to provide a peaceful and serene retreat to relax and enjoy the outdoors. Each residence features soundproofed double-paned windows for optimal ambiance and quietness.

LEASE INFORMATION

We offer lease terms of 12 months with select furnished units available on 3 or 6 months. Please reach out to the leasing office for availability. 

We accept checks, money orders and bank wires. For your convenience, we also offer a Resident Portal which allows you to pay via ACH (Automatic Clearing House) debit. This is the most reliable and easiest way to ensure your rent is paid on time. Service charges may apply. Please contact the leasing office for other available payment options. 

Security deposits are refundable when certain criteria are met upon move-out. Ask the leasing office for details.

Liability coverage is required to live at Villa Bel Air, and you have the option to purchase through Assurant Specialty Property.  For quotes, visit ASP’s website at www.letsbuyinsurance.com, or call 855.846.9278.  You may also purchase insurance from another provider assuming it meets the minimum requirements per your lease. 

EARLY MOVE-OUT

You may choose to exercise an early termination option. by paying a flat fee in advance to terminate the lease early. Please contact leasing office for more details. 

If you have a new roommate move in, they must complete an application and qualify. We reserve the right to deny any request to add an additional tenant to an existing lease.

If a roommate moves out, the remaining leaseholders may need to re-qualify. Please contact leasing office for more details. 

Villa Bel Air does not allow subletting of apartments. This includes, without limitation, short-term subletting or overnight stays arranged on third-party sites such as Airbnb, VRBO or other similar sites.

APPLICATION INFORMATION

Please contact our leasing agent. We will ask you to  complete an online application. Each person 18 or older who will be living in the apartment home will need to fill out an application. You will be asked for documentation of your income and identity after the application is submitted.

Typically, your gross income must average 3 times the monthly rent for prospective residents, and 5 times the monthly rent for guarantors. We will review all applications carefully to ensure that you meet our income requirements and review for any special exceptions on a case-by-case basis. 

We do accept guarantors. They must have an average income of 5 times the monthly rent and be a U.S. citizen. Guarantors must also complete an application. We will review all applications carefully to ensure that the guarantor meets our income requirements and review for any special exceptions on a case-by-case basis. 

Two people per bedroom (except children under 2 years old; they are excepted from occupant counts).

We do screen for criminal background, and applicants may be disqualified based on history. We do not allow renters with felony convictions to live at our community.

Renters may not have had previous evictions.

Other factors including negative payment history, past or current bad debts, liens, bankruptcies or judgments may disqualify an applicant. Employment verification will also be performed. We adhere to the Fair Credit Reporting Act (FCRA).

We operate in accordance with the Federal Fair Housing Law as well as all state and local laws. All applications and renewals are considered equally without discrimination on the basis of any class protected by applicable laws.

Security deposits are collected at the time of lease agreement execution and before move-in. Security deposits will be refunded at move-out if certain criteria are met. Ask the leasing office for more details.
